The property consists of 48 apartment homes.
The property operates under the HOME Program, so potential candidates must have experience with affordable housing under the HOME Program.
Additionally, a minimum of 2 years experience in property management is required.
Candidate must be poised, professional, polished, have strong communication skills, the temperament to multitask, interact with multiple entities, and manage special projects (outside of daily operations).
Knowledge of One Site is preferred.

POSITION SUMMARY The Part-time Property Manager (PM) is responsible for the overall management of a multi-family apartment community located in Blanco, TX.
Responsibilities include marketing, budgeting, financial management, oversight of the physical property and supervision of staff.
The Property Manager will ensure that the property meets or exceeds its financial performance targets and ownership objectives.
All employees are expected to implement THF's goal which is to promote adequate, affordable housing, economic opportunity, and a suitable living environment for the families we serve, without discrimination.
Responsibilities include:
Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
Meets targeted revenues by ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and reviewing monthly financial status reports.
Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, and accounting as needed.
Controls expenditures by staying within the constraints of the approved budget.
Oversees the lease enforcement process by either approving or submitting to the correct approver prospective resident applications, concessions, and lease renewals, conducts quarterly apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.
Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals.
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
Ensures the property's maintenance team members comply with THFHMC's standards with respect to responding and completing resident service requests and completing make readies in a timely fashion.
Conducts quarterly property and unit inspections and takes appropriate actions to ensure that the physical aspects of the property, units, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
Participates in the interviewing and hiring of all property employees and manages their performance in accordance with THFHMC policies, values, and business practices.
Promotes a positive image of the apartment community and THFHMC that aligns with the company's mission, vision, and values.
Ensures all THFHMC policies and procedures are upheld, and infractions are properly reported.
Exercises independent judgment and discretion to handle and resolve resident requests or concerns.
Takes responsibility for administrative duties including required weekly, monthly, and quarterly reporting.
Ensures property compliance with OSHA, Fair housing, and THFHMC safety guidelines.
Regular physical attendance is required for the successful performance of this position Other duties as assigned.

Basic understanding of Landlord/Tenant laws and application, familiarity with local Apartment Association Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
This position is required to work Monday through Friday, 25 hours per week but also have the ability to respond to property emergencies and needs seven days of the week, 52 weeks of the year as necessary Job Type:
